In the last 12 months, there have been 737 detached home sold and 295 sales of condos, townhomes and mod/manufactured homes in Ventura.
The average house was a three bedroom, 2 2/3 bathroom home of 1680 square feet with a list price of $449,123 and a sales price of $434,041 and days on market of 112.
The agent caravan today was slim pickins’ with so little inventory. But just when you thought there was nothing really out there, I found two surprise properties.
In mid-town Ventura you’ll find a 3 bedroom, 1 bath home which has a 2 bedroom property behind the house. In his State of the Union address President Obama announced an initiative designed to help responsible homeowners hold onto their homes — and in turn help the housing market recover. In a later speech he delivered to unveil the administration’s new plan, he called the housing market’s struggles “the single biggest drag on our recovery from a terrible recession…But it is wrong for anybody to suggest that the only option for struggling, responsible homeowners is to sit and wait for the housing market to hit bottom.”

I look at trends of new listings versus sales, standard sales versus short sales, days on market versus cumulative days on market and I study individual neighborhoods around the area.
